PILOTS

Imagine flying your plane into Bar Harbor Airport (BHB) and cruising to your remote island. I did exactly that for 30 years with my Ted Smith Aerostar 500 from Nashua, N. H., reducing the trip from 5-½ hours to 1. The WOW factor was incredible. Every guest will be awed by the island‘s beauty, abundant wildlife, sunset views, serenity, self sufficiency, and the combination plane and boat trip.

THE ISLAND

Bar Island is a fifty acre +/- island located in the middle of Blue Hill Bay while only 2-½ miles from Seal Cove. It has three homes and the southern end is owned by the National Wildlife eliminating growth. The Audubon Society and National Wildlife have acquired most of the remaining islands. The summertime prevailing southwest wind offers calm waters and a cool breeze. Three islands within view, Bartlett, Hardwood, and Tinker Island are owned by wealthy people, one of which is the Rockefeller family.

THE HOME

This secluded three season, 2330+/- s. f. 15 year old furnished modular home has 3 bedrooms, 2 baths, including a master suite with a whirlpool tub. It features a kitchen with all the amenities, an office, a dual sided marble/granite fireplace, and an all window sunroom with spectacular panoramic views. Many improvement including new floors, siding, and Anderson windows, doors, and skylights along with a very large two level porch facing Cadillac and Western Mountain render another great feature. The 28x28 garage is extensively equipped for self sufficiency.

THE DOCK, GAZEBO, AND ANCHORAGE

The PRIVATE dock consists of a fixed bridge to a picturesque gazebo, a thirty foot ramp, four, thirty two foot by six foot floats, and a twenty by twenty four foot outer float. The entire dock systems extends two hundred and fifty feet from shore and is secured by large anchors and moorings. The outer dock allows a depth of six feet at low tide and could be easily extended if necessary. The dock area beach is sand and unusual as the balance of the island is rocks and sand, typical of Maine. $50,000 CAN BE DEDUCTED FROM THE SELLING PRICE IF TWO OTHER LOTS CAN ACQUIRE DOCK RIGHTS.  A road surrounds the perimeter of property leading to the docks eliminating through traffic. The existing neighbors on the island are not interested in purchasing dock rights at this time, however I believe they will be very valuable in the future. The best place for a full tide dock is at it's present location.  A caretaker is available to launch and retrieve the docks.

THE DIFFERENCE

Bar Island is so unique and different it makes memories for everyone who visits. It draws the family closer together. Kids are not glued to the television, but out exploring. This is a place where you really notice the sounds and the smells. It is common to see three mast clipper ships and day sailors cruising about the bay enhanced even more by the mountain background. Amazingly, every sunset and sunrise is different. Bar Island is self sufficient from the mainland. Two quiet diesel generators, (one backup), which are started from the kitchen provide all the needed electricity supplemented by an inverter for continued lighting without any cost. The two refrigerators and the stove are fueled by propane gas. Two 270 gallon diesel fuel tanks allow more than adequate fuel for the generator and furnace for an entire summer. The 350ft deep artesian well has never run dry .

THE INVESTMENT

Mount Dessert Island and Acadia National Park property has increased above national averages. Bar Harbor values skyrocketed, followed by Northeast Harbor, Seal Harbor, Southwest Harbor, and now everything waterfront. Bar Island has bay and mountain views providing an even greater value. Bar Island would be an excellent retirement investment due to recession low price, use of property, and possibly tripling your money.
